Lengkeek has been providing index figures for clients for years. Because every valuation report should be indexed based on reliable figures. That indexation of valuation reports is done based on our own index figures. It makes sense. And: we have the knowledge and the data. So why not make that knowledge available? The Lengkeek index figures are public, which means that anyone may use these figures. Source acknowledgement is of course appreciated.

Source data for these figures is our own data and that of our colleagues at Lengkeek Expertises, combined with several other sources of information, including data from the Office for Documentation on Construction (BdB, Bureau Documentatie Bouwwezen).

Recent increase in subscription sums
In the recent period, we recommended including an additional 7.5% increase on top of the standard indexation.
This is because (cyclical) contractors’ bid prices are rising faster than (structural) construction cost index figures show. We endorsed this as an additional cyclical increase.
This increase is supported by several publications by the Office for Documentation on Construction (Bureau Documentatie Bouwwezen) and Cobouw.

This economic bubble is expected to continue for some time. Also considering the indications from our users of the Lengkeek index figures (construction costs), these additional construction cost increases have been included in the norm index number with effect from 1 January 2019.
Calculating an additional surcharge is no longer necessary.
On average, construction costs rose 15% in the first quarter of 2022 compared to the year before. Wood and metal products saw a particular sharp rise in price. Some of these products come from Russia or Ukraine. There are several large aluminium plants in Ukraine, for example, but they have been shut down because of the war.
Besides impact on availability and prices of some raw materials and resources, increased energy costs now play a particular role. Directly and indirectly (through costs passed on in prices of raw materials and resources), energy costs make building much more expensive. The production of brick, glass and stone wool, for instance, uses a lot of gas. But the costs of producing steel and aluminium are also closely related to energy prices.
This is why, in addition to the substantiated indexations we applied through the BDB, to advise you to start taking into account a higher cyclical rise. Bandwidths run up to a 10% higher index. Because we always publish monthly figures (repressive ex-post), we do not anticipate the future but rather act on recent events. An adjustment for the near future could be hedged with an additional percentage at our discretion.
